Asset Living’s aggressive growth has compounded exponentially since 2020, jumping from over 70,000 units under management 5 years ago to over 450,000 units currently. One downside of that unprecedented expansion? Challenges rapidly scaling their operations in a cost-effective manner without sacrificing service quality.
Adding over 200,000 units over the course of five years created a whole host of new operational considerations and obstacles for the Asset Living team. Processes and strategies that worked when they had 70,000 units under management began to strain under the weight of more than 450,000 units, leading to inefficiencies across their leasing workflows and collections performance.
While Asset Living’s onsite associates worked hard to follow-up with warm leads and empathetically nudge late payers, the need for a solution that could take routine busywork off the plates of their onsite teams became clear as the organization continued to grow. The intuitive, easy-to-use nature of the EliseAI platform has driven high adoption rates amongst Asset Living’s onsite teams, automating 85% of transactional communications across the resident lifecycle so their associates can focus on high-impact, meaningful interactions. Switching to the EliseAI platform has helped Asset Living record significant decreases to their average task resolution times, ensuring inquiries don’t fall through the cracks and resident concerns are promptly resolved.
The impact of EliseAI products on Asset Living’s overall NOI are also readily apparent. Since the beginning of 2025, Asset Living’s EliseAI-enabled communities have seen a 300bps overall increase in occupancy rates, outperforming market averages as a result of attentive, always-on lead nurturing. And, with almost 50% of all inquiries about Asset Living communities coming after-hours, LeasingAI ensures prospective residents always get the help they need.
The impact of EliseAI on collections velocity and bad debt reduction at Asset Living communities is also noteworthy. In Q2 of 2025, Asset Living communities using the EliseAI’s Delinquency product saw a 600 bps increase in on-time rent payments, sending over 130,000 personalized, empathetic payment reminder messages to boost collection rates. With EliseAI’s products adding 72 monthly hours of incremental capacity for Asset Living’s teams, as well as driving bad debt down and increasing occupancy rates, Asset Living is better equipped to both serve the needs of their residents and promote improved financial performance at their assets.

Saad is a veteran property management leader who currently heads Asset Living’s National Multifamily Marketing team, overseeing both Multifamily Stabilized assets and the Student & Multifamily New Development Divisions. Saad is responsible for delivering innovative marketing strategies that empower operators to maximize leasing performance and drive site revenue across their portfolios.

Braden Edenfield is an experienced marketing professional with a demonstrated history of working in the real estate industry specifically within the distressed asset/special servicer field. Asset classes managed have ranged from Class C- garden style to New Construction in the Conventional and Student asset classes. Management of rehabilitation and capital construction projects at a site level up to $3 million over the life cycle of a property. Recent experience of lease up of a $30+ million mid rise student housing building adjacent to a D1 public university.
