  • Inefficient prospect communication: Onsite teams were individually responding to and following up with each prospect, which was a highly labor intensive process.   • Payroll Savings and Staff Satisfaction: By allowing the AI to handle the equivalent workload of over three full-time leasing agents, Busboom Group was able to revise its hiring plans and realize around $200,000 in NOI improvement from payroll savings—equivalent to over $75 per unit per year—and maintain its payroll around $1000/unit while paying team members above-market compensation. Onsite employees regained time to focus on higher-impact tasks such as resident interaction and training new hires, which contributed to reduced stress, higher job satisfaction, and more rapid team upskilling.
  • Delinquency Centralization and Automation: DelinquencyAI began autonomously managing all delinquency conversations, following up persistently while remaining aware of real-time payments. This has allowed Busboom Group to achieve a 99% 30-day collections rate, as well as consolidate the majority of related operations to a single centralized team member. This single FTE spends just 2 hours per week on collections & delinquency management across Busboom’s 2,600 units - including AI handoffs, physical eviction notices, and any resident escalations.

Jason Busboom started Busboom Group in late 2005 to focus on acquiring and managing multi-family assets in the Denver metro area. In 2013, Busboom Group started to move all assets from Colorado to the Dallas/Fort Worth Metroplex. Prior to Busboom Group, Jason worked for 3 years at AIMCO, an S&P 500 Apartment REIT, where he worked in the Acquisitions and Operations departments. Jason has a Masters in Real Estate and Construction Management from the University of Denver, and a Supply Chain Management Degree from the University of Illinois.

Thao Te serves as Vice President of Busboom Group. Prior to Busboom Group, she worked in the acquisitions and development division of Carmel Partners, a real estate development and investment company. Thao also worked at AIMCO and was responsible for managing AIMCO's national commercial portfolio of over 1 million square feet of retail and office space, in addition to supporting the Affordable Housing Division's strategic projects surrounding leasing, procurement, and compliance. Thao received her undergraduate degree in Real Estate and Marketing and an MBA, with a specialization in Finance, both from the University of Denver.
