Identifying Opportunities for Increased Operational Efficiency

Like many other large owner/operators, MG Properties has been looking to unlock cost savings to mitigate rising operational expenses in a tight capital environment. The MG Properties team recognized that new, force-multiplying AI technology provided by EliseAI created a strategic opportunity to rollout a centralized model that would solve for vacant positions, address staff  turnover and reduce overall payroll costs, motivating them to push centralization across their portfolio.

The Solution: Centralization, Powered by EliseAI

To reduce overhead and improve consistency, MG removed 54 ACMs and stood up a centralized team to take over core admin functions, including collections, renewals, and other resident interactions. The model was first piloted by centralizing three top-performing onsite ACMs, each supporting 10 properties. Early wins — including lower delinquency, stronger leasing performance, faster renewal decisions, better retention, and even higher occupancy — built confidence for a full rollout.

Today, just 12 Central Services Administrators (CSAs) support all 54 communities, covering over 15,000 units. EliseAI automates up to 90% of key workflows across the full resident lifecycle, enabling MG’s lean centralized teams to scale operations without adding headcount.

Expanding Centralized Leasing

MG Properties extended its centralization model to leasing by introducing a Central Leasing Administrator role. Jordan Reeder, their first hire, now supports 10 communities via the EliseAI platform — reengaging cold leads, managing inbound inquiries, and scheduling tours. By centralizing this work, Jordan boosts leasing performance while giving onsite teams more time to focus on high-value, in-person interactions.

The human + AI hybrid model has proven especially effective, driving more qualified tours and improving lead conversion. MG is now expanding this model to three additional regions, with more central leasing staff to follow.

Reflections on a Transformational Partnership

With 15,000 units already centralized, MG Properties plans to expand the model across the remainder of its 33,000-unit portfolio. The team is continuing to grow its centralized operations through natural attrition and targeted hiring, with the long-term goal of supporting all core administrative and targeted leasing functions from the center.
