The Challenge: Maintaining Consistent Quality at Scale

The PeakMade Real Estate story is one of tremendous and rapid growth. In 2011, 90% of their assets under management were owned by one client. Today? Over 45 owners rely on PeakMade to drive success for their communities. What does having 45+ clients look like? Over 43,000 student beds under management across 50+ local markets, as well as 5,000 multifamily units in various stages of operations. PeakMade is also making a push into the build-to-rent sector, reflecting a growing trend across the country.

But, as the PeakMade Real Estate team knows well, growth rarely comes without growing pains. High turnover in part-time student leasing roles presented an ongoing training need in order to sustain a consistent level of service. Combined with the challenge of upholding brand standards across 50 distinct ownership groups, the pressure to deliver a uniform experience across a diverse and evolving portfolio was even greater. Faced with the risk of compromising the high-quality customer experience that defines PeakMade, Ashly Poyer, Senior Vice President of Sales and Marketing, and the rest of the PeakMade leadership team came to a realization—the need for training and pace of turnover was never going to go away and only continue accelerate with the company’s growth.

With that in mind, they looked to a strategic partner to help them ensure they delivered a repeatable, high-quality prospect-through-customer experience—and so, they reached out to EliseAI.

The Solution: A Strategic Partnership for Long-Term Growth

Recognizing that AI had the potential to help deliver high quality service at scale, the PeakMade team went all-in on their AI evaluation process to try and find the right long-term partner for them. They decided to partner with EliseAI for a few key reasons. For one, EliseAI was the only AI vendor who provided automation solutions for the entire prospect-through-resident lifecycle. This end-to-end platform approach supported PeakMade’s tech stack consolidation strategy, unifying their AI in one key platform and avoiding the clunky experience of bolting on multiple point solutions.

PeakMade got started on their EliseAI journey with a methodical rollout strategy that Ashly termed "going slow to go fast." They conducted a 6-month pilot across 30 diverse properties, intentionally selecting complex properties with shared spaces and co-living units to stress test the capabilities of the AI. During the rollout they used a phased approach, starting first with LeasingAI, before expanding to VoiceAI and Maintenance. After seeing the results of the partnership first hand during the pilot, PeakMade decided to lock in a long-term partnership with EliseAI.

The Results: Serious Performance Gains

Adopting the full suite of EliseAI’s conversational AI products drove significant performance improvements for PeakMade across leasing, maintenance, and resident services. With LeasingAI and VoiceAI handling all inbound prospect communications, PeakMade realized a 20% increase in in-person tours through consistent follow-up. They leveraged insights and patterns from these automated communications to identify and close execution gaps in their tour scheduling patterns, helping boost conversion rates down the funnel.

The biggest gamechanger for PeakMade’s leasing operations? VoiceAI. After bringing VoiceAI on in 2025 they saw a 81% increase in leads from phone calls, and a 24% increase in call-generated leads vs. their previous call center solution. An unexpected benefit of VoiceAI? How well it routed inquiries to the right department, like routing maintenance calls to their maintenance departments and pointing job inquiries to their careers page. Gone are the days of clunky IVR recordings and phone trees for PeakMade—VoiceAI makes seamless call connections the standard, not the exception.

EliseAI also helped PeakMade overhaul their delinquency management workflows. With the Delinquency product following up with empathy and urgency, PeakMade saw a 1.17% average increase in year-over-year collection rates in Q2 2025. These automations have allowed PeakMade to prioritize operational efficiency across their portfolio, freeing managers to focus on finding and training high-quality associates and allowing them to maintain service consistency despite any turnover challenges. Finally, PeakMade was able to realize 42% payroll savings for the ACM role with EliseAI, with AI handling a large quantity of the repetitive follow-up work onsite teams found themselves handling.

PeakMade’s Recipe for Success: Driving Buy-In Across Ownership Groups

The PeakMade Real Estate story is a textbook lesson in change management excellence in the fee management space. One of the key components of this effort was their strategic approach to generate buy-in from owners. They worked closely with the EliseAI team to develop materials that enabled them to run 35 individual client demos to drive buy-in across ownership groups, clearly articulating the value of AI and quickly helping owners see the NOI impact of these new tools. That effort helped them scale the scope of their EliseAI deployment rapidly, driving results that they subsequently baked into their presentation materials.

Beyond driving client buy-in, PeakMade also worked tirelessly to drive buy-in with their onsite associates. They stood up weekly office hours for team support and upskilling, as well as incorporating transparent quarterly reporting including both wins and opportunities into their regular reporting cadences. This change management approach served them well as they adopted more and more EliseAI products, from LeasingAI to VoiceAI to MaintenanceAI and beyond as they reinvented their working model. Moving forward, PeakMade is excited to collaborate with EliseAI and pilot new functionality, like purpose-built BTR workflows.
