Identifying Opportunities to Improve the Self-Serve Prospect Journey

Summit Property Management was using a self-guided tour solution to extend their touring hours without overstraining their onsite teams, but had several crucial issues with the tool. For one, it offered limited communication options with prospects on a tour, completely missing the personal, human touch that helps Summit Property Management stand apart. The “one-way” flow of information with no conversational element meant that information was dumped on the prospect with no means for them to get additional information or resolve questions. 

The inability for prospects to ask questions exacerbated the lack of navigation built into the tool, causing visitors to wander, get frustrated, and abandon tours. Finally, the lack of connection between the self-guided tour solution and Summit’s onsite teams resulted in tour follow-ups slipping through the cracks, missing out on crucial leasing opportunities.

Strong Self-Serve Results, Powered by EliseAI’s AI-Guided Tours

Summit Property Management drove significantly improved self-serve leasing results after switching to AI-Guided Tours from their existing provider. In the first month of implementing AIGT Summit Property Management saw a 20x increase in total self-guided tour volume compared to their prior self-guided tour vendor, while not cannibalizing any traditional tour volume. 37% of all AI-Guided tours were conducted after-hours, with Saturdays from 4–6 PM receiving the highest volume of tours.

The 59% show rate for AI-Guided Tours surpassed the show rate for their prior self-guided tour solution, as a result of proactive nurturing done by the EliseAI platform. With almost 2,000 tours booked across Summit’s 11,000 units in the first month alone, potential customers looking to tour Summit’s differentiated communities have quickly taken to this new, advanced self-guided touring solution.

AI-Guided Tours vs. Traditional Self-Guided Tours

There were a few key differentiating features of the AI-Guided Tour solution that motivated Summit Property Management to switch from their previous tool. For one, the AI-Guided Tour solution solved the lack of conversational interaction of their existing self-guided tour tools by leveraging EliseAI’s conversational AI to serve as a virtual guide for Summit’s prospects. The AI-Guided Tour product leverages the EliseAI platform to answer questions in real time via text message, pulling info directly from Summit’s CRM and PMS.
